Eight services, one standard.

Every kind of property in Ajman and the Northern Emirates — residential, commercial and land — to buy, sell, rent or have managed. Everything below is delivered the same way: fewer options, real numbers attached, and the trade-off said out loud before you commit to anything.

Buying ready property

Apartments, villas and townhouses. We take a brief, shortlist three, prepare the viewings, verify the property and whoever runs it, and stay with you through transfer and keys.

Buying off-plan

We read the SPA before you sign it, tell you which clauses matter, and give you our honest view on whether the handover date will hold.

Selling

Photographed properly, priced against real comparables, shown to fewer people who are actually qualified. We will tell you if your asking price is wrong.

Leasing

Tenants placed, contracts and Ejari handled, and a landlord who hears the truth about their rent expectation.

Commercial property

Offices, shops, showrooms and warehouses, to buy or to lease. We check the permitted use, the licensing, the fit-out cost and the footfall before you commit, and we tell you if the location is wrong for the business.

Land and plots

Residential, commercial and mixed-use plots. Zoning, permitted height and use, service connections and the developer’s record, in writing, before you pay a deposit.

Property management

For owners who are not in the country: inspections, tenant handling, service charge and maintenance tracking, and a report that says what a report should say.

Owner and developer representation

For an asset that deserves a considered presentation rather than a portal blast.

You can’t inspect the property. So you’re buying our eyes.

Most of the investors we work with buy in Ajman without ever visiting it — an apartment, a villa to let, a plot, a shop with a tenant in it. That is a reasonable thing to do and a dangerous thing to do carelessly, and the difference is entirely down to who is standing on the site on your behalf. Here is exactly what you get before you commit a dirham.

Unedited video

One continuous walk through the whole property, timestamped, in daylight — the corridor, lobby and parking for an apartment; the street, boundary and neighbours for a villa or a plot; the frontage and access for a shop. No music, no cuts, no wide-angle lens.

The property file

Who manages or owns it, how long they have, the running-cost history where we can get it, the title and zoning, and the state of it today rather than at handover.

The numbers, sourced

Purchase price, transfer and registration costs, agency fee, annual running cost, and realistic vacancy. Every figure labelled with where it came from.

The honest paragraph

What we would want told to us. It always includes at least one reason not to buy.

Someone at the transfer

We attend, we check, and you get the paperwork the same day.

How we charge

Brokerage fees, agency commission and any third-party costs are stated in writing before you instruct us, and they do not change afterwards. If a fee is payable to someone other than us — a developer, a registrar, a bank — we tell you who it goes to and what it is for.

Start with the property you’re considering

Paste a portal link, a project name, a plot number or a unit number. Within two working days you’ll get our read on it, whether or not it is one of ours.
