Nexora was built the other way round. We keep a small book on purpose, because a broker who is carrying two hundred properties cannot have an opinion about any of them. We carry fifteen to twenty, we know each one, and we will tell you when the answer is none of them.

What we’re for
For many of the people who walk into 1104, this is the first property they will ever own. Not a trade-up, not a portfolio addition — the first. For others it is the shop their business lives or dies in, or the plot they will build a life on. Either way, that changes what a broker owes you.
It means the running cost matters more than the view. It means a handover date that slips eighteen months is not an inconvenience — it is a year and a half of rent you hadn’t budgeted for. It means a plot with the wrong zoning or a shop with the wrong permitted use is not a bargain at any price. And it means someone has to tell you the truth about the property even when the truth costs them the commission.

Read the room
We ask about the person before the property. A brief built from a budget produces a house nobody wanted.
Show, don’t sell
The space makes the argument. Our job at a viewing is to open it up, answer honestly, and then stop talking.
Fewer, better
Three right options beat thirty. If we can’t get to three, we say so rather than padding the list.
Finish the detail
The emboss, the aligned sign, the swept viewing, the follow-up that arrives when we said it would. The last five percent is the brand.
A place with an aura
Atmosphere isn’t decoration and it isn’t luck. It is orientation, ceiling height, what the light does at four in the afternoon, how quiet the street is, whether the entrance has been cared for, how a customer feels walking into the shop. All of it is assessable, and all of it is why two identical floor plans in the same building, or two villas on the same street, are not the same place.
Judging that is the part of this job that can’t be automated, and it is the part we are actually selling.
